Regular visits to the site are provided to ensure that services are being maintained efficiently.
It is a management function to hire necessary staff as superintendents, cleaners etc. at the expense of the corporation, to maintain the operation and well being of the property.
The superintendent and other staff are directed to perform duties at peak efficiency by being provided with outlines and schedules. Good relations between management and staff are vital in that they provide stability and high maintenance standards as well as less turn over in staff.
All visiting tradesmen and other labor engaged by management are supervised to ensure that their work is done in a satisfactory manner while providing cost and time efficiencies.
An essential function of management supervision is to ensure that all mechanical equipment is maintained regularly to prevent costly repairs due to neglect. Maintenance programs are tailored to each property to ensure maximum operation. This also applies to other aspects of the common elements such as painting, roofing, brickwork etc.
Emergency procedures are set up in a manner that the superintendent or other person in charge of the premises always knows what steps are required to deal with any situation. However, should guidance be needed a Manager can be reached twenty fours a day.
